On the lush stretch of Bannerghatta Road stood a silent farmhouse—once full of life, later forgotten. Vacant for nearly 20 years, the house had weathered time, neglect, and Bangalore’s changing climate. Cracked walls, leaking roofs, overgrown gardens, and outdated layouts had turned what was once a warm family home into a fading structure. That is when Inkstone Infra stepped in—not just to renovate, but to restore.
This farmhouse renovation was envisioned as an end-to-end transformation, respecting the soul of the original structure while reimagining it as a modern, livable 4BHK villa. The challenge was immense: two decades of vacancy meant deep-rooted structural issues that required careful diagnosis and precise execution.
The restoration began with civil renovation. Years of seepage had weakened sections of the structure, making roof leakage and wall dampness major concerns. Inkstone Infra carried out a detailed structural assessment, followed by reinforcement of slabs, correction of surface cracks, and strengthening of load-bearing elements.
Plumbing leakages, hidden beneath floors and walls, were completely reworked with new pipelines and modern waterproofing systems. Roof leakages—one of the most damaging consequences of abandonment—were addressed through slab treatment, slope correction, and protective coatings, ensuring long-term durability.
This phase laid the foundation—literally and metaphorically—for everything that followed.
Once the structure was secured, the farmhouse began its journey into modern living. The interiors were redesigned to suit contemporary lifestyles while retaining the spacious charm of a villa. Each of the four bedrooms was planned with ample natural light, clean lines, and a calm material palette.
Modern flooring, redesigned bathrooms, updated electrical systems, and thoughtfully crafted storage solutions turned the old layout into a functional, elegant home. The design language was intentionally contemporary—subtle, warm, and timeless—allowing the house to age gracefully once again.
One of the standout features of this project is the skylight renovation. The original skylight had deteriorated over the years, causing leaks instead of light. Inkstone Infra re-engineered the skylight with proper waterproofing, structural framing, and modern glazing.
The result? Sunlight now pours into the heart of the villa, transforming interiors with natural warmth and reducing dependency on artificial lighting. What was once a problem area became one of the home’s most loved features.
The farmhouse garden, once wild and neglected, was restored into a serene green retreat. Overgrown vegetation was cleared, soil was rejuvenated, and new landscaping elements were introduced. Pathways, seating areas, and soft lighting brought structure and usability back to the outdoor space, making the garden an extension of the living area.
This Bannerghatta Road farmhouse renovation is a testament to Inkstone Infra’s belief that old homes don’t need to be replaced—they need to be understood. By combining technical expertise with sensitive design, a 20-year-abandoned structure was transformed into a vibrant, contemporary villa that still carries its original soul.
From civil works to interiors, from leaks to light, this project proves that with the right vision, even time-worn homes can begin a beautiful new chapter.
